
New South Wales Strata Defects Information Session for AIQS Members
This webinar is designed for AIQS members who are currently on, or are interested in being on, one or both of the AIQS Strata Defects Inspection Panel in New South Wales.
In conjunction with New South Wales Fair Trading, AIQS has developed two Strata Defects Inspection Panels in New South Wales - Defect Rectification Costs Panel and Building Inspection Panel to assist developers and owners corporations.
All of the professionals on the AIQS panels are Voting members of AIQS. We are still accepting new applicants. Please note that from 1 July 2021, only CQS designated members of AIQS are able to apply to be on one or both of the panels.

This webinar session will:
- Focus on the building inspection report for the purposes of Strata building bond and inspections scheme
- AS4943.2 and the building inspection report (in the approved form)
- The contract price including but not limited to construction and fitout costs, common property, etc
- Expectations of what is to be included in the building inspection report

ABOUT THE SPEAKERS
Melanie Schwerdt
Manager, Strata Building Bond and Inspections Scheme
Melanie implemented the scheme and published the guideline documents for this Australian first regime. Building Products (Safety) is now also in her portfolio.
Melanie additionally brings with her over two decades of State and Commonwealth Government hands on experience in project management, law and accountancy across the regulation, compliance, enforcement and administration space.
Melanie holds an Advanced Diploma in Justice Administration, Master of Business (Accountancy) and is Admitted as a Lawyer of the Supreme Court of NSW.
Greg O'Mara
Principal Compliance Officer, NSW Department of Customer Service
Greg brings more than 25 years’ industry experience to the role with trade certificate qualifications in carpentry and joinery and a Diploma of Building Studies. Greg completed a traditional apprenticeship moving through tradesperson, foreman, supervisor and project management roles.
For in excess of 20 years’ Greg has remained primarily in the remedial sector of the building industry moving into building consultancy for the past 10 years providing general building consultancy and Expert Witness services to various industry stakeholders including Home Warranty Insurance providers, property owners, owners corporations, builders and developers.
